Construction Project Manager

Requirements:

MUST HAVE RELEVANT NEW BUILD / CONVERSION RESIDENTIAL DEVELOPMENT EXPERIENCE.

We’re looking for a skilled and motivated Project Manager to join our dynamic team. The ideal candidate will have:

  • **MUST HAVE Significant experience and knowledge of the construction industry within bespoke new-build and property conversion projects
  • A valid Manager’s CSCS Card
  • Strong IT skills, particularly in MS Excel
  • SMSTS (Site Management Safety Training Scheme) Certificate
  • A full, clean driving license
  • Experience in managing multiple stakeholders and key colleagues from design stage to handover
  • Strong negotiation, problem-solving, and adaptability skills
  • A friendly and professional approach, with excellent presentation, organisational, and people management skills
  • Exceptional attention to detail and the ability to ensure high standards are met throughout the project lifecycle
  • Ability to negotiate and mediate successfully throughout all aspects of the construction process

Main Duties & Key Responsibilities:

As Project Manager, your role will encompass all aspects of project management, including:

  • Budget Control:

o Assist in tender negotiations and collaborate with Production and Commercial Managers to conclude subcontractor agreements

o Participate in pre-contract and pre-start meetings

o Identify potential cost savings through alternative specifications

o Provide cost insights related to project risks and opportunities

o Minimize variations/day works costs by advocating for our cost control procedures

o Resolve cost discrepancies by gathering and analysing relevant information

o Full awareness of project cost/value throughout the project lifecycle

  • Commercial Reporting:

o Provide accurate final account and cost-to-complete figures throughout the project

o Minimise financial losses in Cost Value Reconciliations (CVRs) by engaging proactively with other departments to identify value improvements

o Contribute to progress and site meetings, including with subcontractors, and prepare commercial reports

  • Operations:

o Create project programmes that account for time, labour and material elements whilst demonstrating economies of scale

o Plan and schedule work methods and construction sequences for assigned projects

o Visit sites regularly and attend subcontractor meetings with the Site Manager, ensuring all resources and information are in place to meet program targets

o Monitor the quality of work during the construction phase, providing advice and support to Site Managers as needed

o Conduct site inspections to verify compliance with health and safety standards, warranty provider requirements, customer plot files, building control, and other relevant records

o Address customer care issues promptly and ensure resolutions are found in a timely manner with a consistent focus on the customer journey
